1、土建施工時，底板的大量積水沒有排干、排凈，而直接把混凝土倒入水中，造成底板四周出現(xiàn)很多蜂窩、麻面、孔洞、硫松。與底板交接不嚴實，電梯井底部位置處在正負零水位線下3m，地下水壓較大，地下水通過孔洞、麻面、裂縫及疏松處滲漏至底坑，造成電梯井積水。

2、電梯并陰角四周嚴重滲漏：因底板先做防水層．再現(xiàn)澆側(cè)壁混凝土墻，這樣導致電梯井側(cè)壁混凝土墻跟底板斷層．原施工防水層就沒有起到應(yīng)有的防水效果，地下水就會不斷從斷層處滲漏進電梯井內(nèi)。

3、電梯井壁滲漏水原因：因電梯并壁分作兩次水泥砂漿抹面．電梯井側(cè)壁內(nèi)外均未作防水處理，造成地下水從井例壁外墻滲透進壁內(nèi)而造成電梯井積水。
